What does a compliance advisory check?

The advisory covers every legal obligation a private landlord has in England — gas and electrical safety, the EPC, smoke and carbon-monoxide alarms, deposit protection, Right to Rent, and the documents introduced by the Renters' Rights Act 2025. Three of the checks landlords most often get wrong:

Gas Safety Certificate

A new certificate is required every 12 months, from a Gas Safe registered engineer. Letting without a valid one is a criminal offence carrying an unlimited fine. We check the date, the engineer's registration, and that every appliance is listed.

EPC Rating

The current minimum is Band E. From 1 October 2030 the minimum rises to Band C — there is no Band D step, the jump goes E directly to C. We check your rating, the certificate's expiry, and how far you sit from the 2030 standard.

Renters' Rights Act 2025 Documents

The Renters' Rights Act 2025 brings several new landlord obligations, with major provisions in force from 1 May 2026. Some carry fines of up to £7,000 per tenancy. We check which apply to your tenancies and whether your paperwork already meets them.

What the advisory does — and doesn't — cover

  • The Compliance Advisory is a factual review of compliance documents and records against the legal requirements applying to private landlords in England at the date of the review. It is not legal advice. Legal or possession questions should be referred to a specialist solicitor.
  • This advisory assesses the documentation and evidence supplied by the client. Physical items confirmed by the landlord are recorded as landlord-declared and unverified. S2F does not verify or take responsibility for items not physically inspected by an S2F clerk.
  • The Remote Compliance Advisory is entirely desk-based. Where physical verification is required, this is provided only under the Compliance Inspection, in which a clerk attends to verify specified physical compliance items. The Compliance Inspection is not a mid-term inspection and does not assess general property condition.
  • The report reflects the documents and information available at the time of the review and the law in force at that date. It is not a guarantee of compliance and does not remove the landlord's own legal responsibility for their property and tenancies.
