A compliance advisory checks every legal document your tenancy requires against current English law, including the Renters' Rights Act 2025. Choose a remote desk review of your paperwork, a physical inspection of the property, or both. Your written report lands within 24 hours of receipt. From £90 for a single property.
The advisory covers every legal obligation a private landlord has in England — gas and electrical safety, the EPC, smoke and carbon-monoxide alarms, deposit protection, Right to Rent, and the documents introduced by the Renters' Rights Act 2025. Three of the checks landlords most often get wrong:
A new certificate is required every 12 months, from a Gas Safe registered engineer. Letting without a valid one is a criminal offence carrying an unlimited fine. We check the date, the engineer's registration, and that every appliance is listed.
The current minimum is Band E. From 1 October 2030 the minimum rises to Band C — there is no Band D step, the jump goes E directly to C. We check your rating, the certificate's expiry, and how far you sit from the 2030 standard.
The Renters' Rights Act 2025 brings several new landlord obligations, with major provisions in force from 1 May 2026. Some carry fines of up to £7,000 per tenancy. We check which apply to your tenancies and whether your paperwork already meets them.
These are three of many. The full advisory runs further checks we don't list publicly — most landlords are surprised by at least one gap they did not know they had.
Three ways to work with us: a remote review of your documents, a physical inspection of the property, or both combined into one report. All are checked against current English law and delivered in writing.
Desk-based document review. You supply your compliance documents by email. We check everything against current English law and deliver a written report within 24 hours. No property visit.
A clerk attends your tenanted property to physically verify smoke alarms, CO alarms, and visible damp or mould. Findings reported within 2 hours. This is not a mid-term inspection — general condition is not assessed.
Both the Remote Compliance Advisory and the Compliance Inspection together, delivered as one report. Documentary and physical verification in a single service.
All prices exclude VAT. Portfolio pricing applies to 3 or more properties. Managing 10 or more properties? Call us for bespoke account pricing.

Email your compliance documents — we chase anything missing. For the inspection, our clerk attends.
Your written report arrives within 24 hours — every item assessed, every gap flagged with the fix and penalty.
The remote advisory is a desk-based review of every compliance document your tenancy requires, checked against current English law including the Renters' Rights Act 2025. You email your paperwork; we return a written report within 24 hours of receipt. No appointment and no property visit.
Physical items like alarms are recorded from your own declarations and noted as such in the report — where you need them physically verified, our Compliance Inspection covers that.
Two ways to start, both free. Each leads to a conversation before anything is booked or invoiced.
