Most deposit disputes are predictable. They happen because problems — damage, neglect, unauthorised alterations, unreported maintenance — were allowed to build up unchecked throughout a tenancy. A mid-term inspection from S2F breaks that cycle. We attend during the tenancy, document the property's condition using Inventory Hive, and give you the written evidence you need to act — while you still can. Nationwide coverage, 24-hour turnaround, seven days a week.
WHAT IS A MID-TERM INSPECTION?
A mid-term inspection — sometimes called a periodic inspection or interim inspection — is a formal property visit carried out during the course of an active tenancy. It sits between the initial check-in inventory, which establishes the baseline condition of the property, and the final check-out report, which assesses the condition at the end of the tenancy. The mid-term inspection is the opportunity to identify and address problems while the tenancy is ongoing — before they escalate into the kind of serious damage, compliance failures or occupancy issues that are costly and difficult to resolve at the check-out stage.
Landlords have the legal right to inspect their properties during a tenancy, subject to giving the tenant at least 24 hours' written notice. This notice requirement means that a mid-term inspection is not a surprise visit — it is a scheduled, documented property visit. The tenant must receive adequate notice in writing, the visit must be carried out at a reasonable time, and inspections cannot be conducted so frequently that they amount to harassment. Provided these conditions are met, a landlord or their agent has every right to assess the condition of the property, check that it is being occupied in accordance with the tenancy agreement, and identify any maintenance issues that need to be addressed.
The question of who carries out the inspection matters. A landlord conducting their own mid-term inspection introduces a dynamic that can feel confrontational to tenants, however reasonable the landlord's intentions are. Tenants who feel that an inspection is an unwelcome intrusion from a landlord they have a tense relationship with may not engage cooperatively. When S2F sends an independent clerk, the dynamic is different. The inspector is a neutral professional with no personal stake in the outcome, and the resulting Inventory Hive report is a credible, impartial document that carries weight precisely because it was produced independently. If a dispute later arises, a landlord with a series of independent mid-term inspection reports in their file is in a far stronger position than one who carried out their own inspections or — worse — conducted no inspections at all.
